Dear Craig, 
Based on the lyrics provided you are obviously listening to the Clarence
Williams Orchestra version made for Vocalion on 14 July 1933.
I also listened to the following versions:
*Mark Fisher and His Edgewater Beach Hotel Orchestra.
Columbia New York 2 Feb 1933.
*Barbara James, vcl; Beryl Newell, p.
Regal Zonophone. Sydney, Australia 13 June 1933.
*Madame Tussuard's Dance Orchestra.
Winner. London England 22 June 1933.
Apart from minor word changes (gets/treats, won't/don't, you'll/you're,
what's/who's, etc) this is basically what I hear on each:

"Black-eyed Susan Brown"
(1933. Herb Madison- Al Hoffman-Al Goodhart)
